After seeing an advertisement on YouTube showing him performing an inspection for $18k from Chase bank, I was immediately intrigued by the software. He claimed that he closes real-estate deals like clockwork and has also "cracked" the code for marketing. "
He even suggested that even if you are a "sucker" real estate investor, you will still be able to make a lot from the leads you get by using his strategies.
You can find videos everywhere!
It can also seem crazy to flip a house without buying one, building one, and then not even visiting it for thirty days.

What is Cody Sperber's Clever Investment?
Clever Investor was founded by Cody Sperber, a real-estate investor. It offers a variety of educational products to help you make money on real property. These include mentorship, courses, business automation software program, as well as other services.
Cody is a master at creating in-depth content for merchandise. He even went so far as to flip stars on HGTV to show you how to make one of his products.
He calls this "creative investment in real estate," which is a way to buy inventive real estate that many people have not heard of. This organization has an A+ rating from the BBB as well as many positive reviews from customers.

Who created The Clever Investor LLC?

Cody Sperber from Mesa (AZ) produced The Clever Investor. While attending Arizona State University, Cody met Shannon while she was in school.

This training covers a lot, including many ways to make money with real estate. Some are quite innovative, such as flipping houses without renovations, creative lease options, renting properties, and creating wealth.
This site has a lot to offer. There are many resources available, including authorization documents, action plans, checklists, and information about what to look for in a great deal. You can also compare the rates of different lenders that you can use for financing deals.
2) 30 Day Deal Challenge
This 30-day challenge will help you generate income by flipping houses, without buying them.
For four days you will follow a step-by-step plan that will hopefully lead to your first sale.
All of the legal documentation you will need is also included.
This promotion is available online everywhere. I'll be talking more about it later.
Although it is advertised as "free", this is somewhat misleading.
3) Clever Investor Mentoring
You can buy this mentoring service with other items, or all by yourself.
You'll be given a Clever Investor mentor by one of the many teachers. They will keep you updated and provide assistance for any questions.
There are many levels of mentoring available and they vary in price.
- Total Immersion Costs $28,000
- Protege Program cost $14,000
- Apprenticeship costs $7,000
This program will require a serious financial investment. According to reviews, teachers are highly educated and will provide a lot of help, but may not have the necessary knowledge about your particular endeavors.
4) Your First Flip
This system is also known as the "total home flipping program" and it's a step-by-step training course that takes you from zero to your first flip. To build this course, Cody Sperber teamed up with Ken & Anita Corsini of HGTV's "Flip or Flop Atlanta." Six modules are used to present the course:

This software is known as "all-in-one real estate investing automation." It basically gives you everything: an automation program that identifies discounted deals, captures seller leads, and analyzes qualities.
This software makes things much easier for beginners and helps them find good deals, track leads, stay organized, and ultimately drive sales. This particular software program features nine distinctive characteristics:
6) Direct Mail Dealmaker
The Direct Mail Dealmaker is about making deals by sending traditionally-fashioned direct mail... and it is referred to as "push button direct mail fulfillment."
This item includes Cody's printing contacts and Cody's division. You can use them to send direct mail without being required to do so.
You also get a system to help you locate higher equity properties, eviction notice property, pre-foreclosure property, distressed properties, and inherited properties.
Although I'm not sure if this statistic is accurate, he claims that real estate millionaires get 90% of their deals through direct mail... so there is little doubt that this type of advertising still works.
Prices for Clever Investor Products
It's difficult to find the price when you are brought to the product funnels Cody and his team has created. You'll often sign up for lengthy webinars (prerecorded, but not live), and then you'll be able to access "free" training before you actually learn how much the program/product costs.
You are fortunate that I did a lot of digging and sat through many webinars to find out the cost of any Clever Investor product.

The 30 Day Deal Challenge has been heavily promoted recently. I'm aware that it is popular, so I would love to talk a little more about this.
It is a creative real estate investment technique that allows you to "flip" houses, without ever actually buying them or renovating them.
You should get a house contract at a discount, then sell it for a profit.
This 30-day challenge provides step-by-step guidance and action plans for each week. Flashcards, negotiation scripts, and contracts are also included.
The 3-Step Process
1) Flip Deals
This statistic may not be accurate, but I don't know. Cody assures that approximately 5% of homeowners are looking to sell quickly and for a lower price in every community in the US.
These people are called "motivated sellers" by him, and that is what you should be looking for. These sellers are often going through difficult times and need cash fast. They don't have the time or patience to wait for the asking price.
Cody discovered these sellers and has many creative ways to contact them, such as by sending postcards.
Real-life example: An old house is listed for $160k, but it is most likely worth $200k. The spouse of the owner has enormous hospital bills that must be paid quickly. The owner is willing to let it go for $145k.
2) Controlling the Deals
Next, you need to take control of the houses that interest you. This is accomplished by Sale and Purchase Agreements. You still have to pay nothing, but these contracts give you control of the property.
You will receive all the contracts required to start this program if you sign up for the program.
Real-life example: The seller will then sign a purchase-sales agreement. This agreement can be used to facilitate innovative sales transactions. This agreement is between the seller and buyer that allows them to make a real estate deal. However, you are not actually buying it. You will receive an agreement from the seller to purchase the house, which was originally listed at $160k.
3) Flipping and getting paid
Turn the offer around and get paid.
You will then advertise the home that you own...
Real estate investors looking to renovate will be the ones who will be most interested in these properties.
Once you find a buyer, the house is promoted. But, remember, you haven't actually bought.
This is possible by filling out an Assignment Contract, which will facilitate the sale of your home between the owner (the seller) and the buyer (the buyer).
Real-life example: Now, you need to promote the home. It is most likely worth $200k. You make money if you sell it for $145k.
In a Nutshell: The Process
It's a completely different experience than what you might imagine when flipping houses. This is a great opportunity to resell the property for more money without having to buy any houses or do any renovations.
While you can argue that this transaction is not worth anything, on the other side, it will help people get their homes sold as quickly and efficiently as possible.

1st Week: Marketing Yourself As An Experienced Real Estate Investor
Cody begins week one by showing the trip that you will be taking in the next 30 days visually using a mindmap. Cody is passionate about sharing how to get people to know about your new service on a variety of platforms. From traditional signs and one-on-one meetings to creating squeeze pages online and capturing videos that showcase your expertise, Next Cody shares.

Cody does an amazing job in laying the foundation for success, and this is just the first week. He might have given a brief overview of CRMs and some starting suggestions since not everyone is familiar with Customer Relationship Management.
2nd Week: Investment Teambuilding, Business Licenses, and Your Local Market
Cody's second week of training focuses on three main points:
- To protect your business and yourself, create an LLC
- Working with professionals to build your Real Estate Investment Machine
- You can categorize single-family houses in your local market
Cody begins the second week by guiding you through creating a legal entity that will allow you to operate your Real Estate Flipping business.
Cody recommends a limited Liability Company License because it provides tax freedom and protection.
He then explains the basics of creating a real estate investment group. He emphasizes that real estate flipping doesn't have to be a one-man show.
You will need to build a group of experts to be able participate in the real estate wholesaling game.
Cody ends the week by listing four categories under which family homes in your area could be sold. He also provides a rating system that will help you decide whether you should spend your time trying to flip properties in these groups.
3rd week: Analyzing Your Deals and Key Real Estate Terminology
Cody will be covering essential acronyms within the real estate industry, such as ARV. He also explains how to sign up to receive e-Newsletters via many online forums. He explains the following key terms and formulas:
Cody spends a lot of time over the week breaking down the training. He will instruct you on how to present yourself, find investors, and start a relationship.
Cody encourages you to speak with Section 8 real property investors and Foreclosure Auctioneers after you have made contact.

4th Week: Basic Negotiations and Handling a Hooked Deal
Cody discusses negotiating tricks and proven methods to get offers that are the best.
One of the best is how you design your offer.
Because people love having options, you should include multiple funding options in your proposal. This is especially important for motivated sellers. You're like putting the cherry on their ice cream. They get to market their property, and they get it done their own way.
Cody shares these three strategies for negotiating:

You will encounter many obstacles when you are working on your first deal. Keep learning and don't quit.

After Cody's additional training in negotiation and strengthening my deal-making skills, I was ready to go for it (which I did for twelve months).
The bottom line is that I have seen many great results since investing my time.
Although not all businesses are simple, I believe that some business models work better than others. Recurring income is better than one-time income.
What Can Clever Investors Make?
People are tempted to believe they can become a millionaire overnight by the marketing materials that you will see advertised at various locations. Cody loves to flaunt his bling but he doesn't like a brag. This can give the wrong impression.
However, individual results may vary greatly. While some people are not qualified to invest in real estate, others are. Many are experienced real estate agents who have many years of experience.
Clever Investor's website's bottom section has a small print disclaimer that states, "Any claims of income are estimates or examples of possible income. They should not be considered as typical."
You can also find a link to another earnings disclaimer. This is where Clever Investor conducted research to determine how well their students were doing.
The Earnings Study: They emailed each Fast Track Profit System buyer to find out how they were doing. These are the statistics from 501 responses.
Real estate experience:

- 6.mo-1yr: 17.3%
- 9.8 % for 1-2 years
- 2.-5 years: 10.7 %
- Five years up: 15.3 percent
Licensed real estate agents: (39)/307 = 12.7 %
Time Spent: About 50 % of respondents spent significantly less than 3 hours per week using the system
Advertising to generate leads: (122/280 = 43.6 %
Since the program was implemented, I have made real estate investments. (31/280) = 11.1%
A fast flip (wholesale) was completed for an average of $19,772(from just thirteen responses) = 66.7 %
For an average of $21,500, completed a Fix and Flip (rehab). Only nine responses: 50 %
I was initially amazed by the results of this information. However, after further exploration, it appears to be a fragmented set of information.
There were 501 total responses from Fast Track Profit System students, but very few of them answered many questions, such as questions about how much they earned.
These figures give an idea of what is possible but do not provide a guideline for what's average or typical overall. This is due to the lack of responses from Clever Investor during this research.
You can make money in real estate, but you have to put in the work (which is not easy) in order to be a successful investor in real estate.
Overall, is The Clever Investor Training worth the Money?
Cody's course is an excellent investment choice.
It's a great deal in terms of training, but it isn't the best real estate education program.
The Clever Investor is able to provide both good teaching and practical training. He is a great mentor from afar and knows his stuff well.
Cody delivers in this course and provides more details than it costs to enter.
Maybe my problem isn't whether you need to buy the training course but when you should.
You won't be able to purchase the course if you don't have the money.
To get started in physical real estate, you need to have substantial capital. You will also need advertising supplies (signs and sites, dialing programs, etc.). In addition to expert costs such as lawyer and contractor costs, there are also costs associated with actual physical real estate.
